GBH how wonderful to hear from you. Good luck with your third time lucky. House buying/selling is the most stressful thing you can do -next to watching the birds of course 
. Seriously, I hope all goes well this time. It is strange how sometimes it is as though fates jumps in and says ‘this one isn’t for you ‘ and eventually you do find the one that is right for you at the time. Such a shame you aren’t with us in birdie terms this year but hopefully you will be in your new home and an abundant of birds for your nests next year.
